Detached house (ground-attached)

In short: A detached or "ground-attached" house is a home on its own plot: a single house, semi-detached, terraced cottage or villa. Its value derives from the land and building rights as much as from the house itself.

In short

With a house you own the land, not just the dwelling. So, especially in the Sharon, the value of an old house on a large plot can be mostly land value - and many buyers purchase it to demolish and rebuild.

The professional explanation

Types: single (single-family) house, semi-detached (two houses sharing a wall or a split plot), terraced cottage, villa. In the Tabu the house may be registered as an independent parcel or as a sub-parcel in a "ground-attached" condominium.

Value = land value by rights + structure value less depreciation. When the structure is old, the "demolition value" (vacant land) is sometimes higher than the house as it stands.

Special checks: building deviations, unused rights, easements and rights of way, building lines, and new plans that may affect the neighbourhood.

Example from the field

A 1970s house on a 700 m² plot in Hod Hasharon sold to a buyer planning to demolish and build a semi-detached pair. The price was set by the plot's building rights, not the house's condition.

Frequently asked questions

How is a detached house valued?
Compare deals of similar houses in the area, and in parallel calculate land value by rights. The higher of the two (especially for old houses) dictates the price.
